How Will My Kitchen Go From Blah to BOOM?!!

November 14, 2019

The holidays will be here in about 5 minutes. Dreading having friends and family over yet again in an outdated Kitchen with no countertop prep space, no functional storage, and a terrible layout? Make 2020 the year to redefine your ultimate Kitchen goals. Seem daunting? With the right designer, and the right Design/Build firm, it won’t be.

One of the many residential remodeling projects Lensis Builders takes on is Kitchen remodels. Whether it’s part of an addition we’re designing, an existing area that needs a couple of walls removed, or simply a “pull and replace”, our plan is to give you a Kitchen you’ll want to use every day, and enjoy entertaining in every holiday!

So how do we get started? Any great outcome starts with a great plan. We’ll come to your home and talk to you about your “Wish List”, take initial measurements, take some photos of the existing space, talk to your County zoning department if we’re doing an addition to your home as well, give you some homework to fill out and send (don’t worry, it’s not calculus). It’s a little Kitchen Design Survey that will tell us a lot about how you use your Kitchen – who cooks, who cleans, do you bake a lot, entertain a lot, etc. Then we’ll start the design!

Existing Conditions:

As the photos will show, this Home Owner had a cramped, non-functional space with a poor workflow. What she really wanted was an open floorplan with a large Kitchen, sit down island area, and bigger opening to a large Dining Area.

Floor Plan Detailing Existing Conditions:

Part of every set of architectural drawings are pages dedicated to showing the existing layout.

Floor Plan Detailing Proposed Layout:

This part of the project will be very interactive – we will work on some initial concepts, meet to review original ideas in person, and then email over electronic updates for your review after that. There will be plenty of revisions and options to explore before settling on the PERFECT design for YOU.

Elevations:

All architectural drawings should have detailed elevations for any cabinetry – indicating what each cabinet is and where it will be located. Not only does this show the Home Owner what they are getting, but it shows the Lead Carpenter in charge of construction where everything goes, and how it all works together.

Interior Perspectives/Ray Trace Views:

Probably a Home Owner’s favorite part of the design process is getting to see the very photo-realistic views of their new Kitchen design. These different views allow them to see what their new space will look like if they were standing in the room.

The Final Result:

We think the “After” pics speak for themselves…

This is a very simplified summary of the start to finish process – but it does give you a feel for what happens when we take an idea on paper and turn it into a gorgeous end result!
