Here are some popular options in the Northern Virginia area and what they entail.
1. House or Room Addition

With a house or room addition, clients tend to add an entire room (like a guest room or bathroom) or multiple rooms. When they add multiple rooms, they will often add a master suite with bathroom to their existing home. Large additions tend to be more expensive (you won’t find one for less than $50,000), but they make up for it in the added space they provide. They also add significant resale value to your home.
In terms of the work that will be completed, this will be a more intensive process that will take more time than other options. Be prepared to work with contractors, electricians, plumbers, and deal with permits. Be sure to work with a contractor that will create a space that adds to your current space without it seeming foreign, meaning that it is an extension of your home that blends nicely with it.
2. Bump Out
A bump out is essentially a smaller scale addition. A bump out enhances a space that you already have by adding extra footage to a particular room or area. For example, if you want to add more space to your kitchen or master bedroom, this would be a great way to do so. You could add 50 square feet to your kitchen for extra cabinetry or add a single room for your in-laws to stay in. This option is less expensive than doing a standard house or room addition, and it will still add resale value to your home. Average costs may range from $17,000 to $30,000.
You can expect your house to be extended 2 to 8 feet, and it may have a flat roof rather than extend your existing roof. Another positive is that this space does not require additional heating and cooling.
Sunrooms provide both space and sunlight.
Sunrooms are a great way to add more space to your existing home while bringing the outdoors in. Sunrooms are the best of both worlds in that they offer indoor-outdoor space all in one. You have a lot of options when building a sunroom, and there are options to include foundation, electricity and plumbing, among other amenities. On the other hand, you could opt to have a space that just serves as an enclosed porch. The price of a sunroom depends on the details of each individual space.
Large conservatory with lots of light to enjoy year round.
A conservatory is a fancy name for a high-end sunroom. As we just mentioned, you can go as high-end or as basic as you’d like when designing a sunroom. Conservatories are typically made up of all glass and were historically used to display plants and flowers (used the same way as a greenhouse). Modern conservatories are luxurious, beautiful spaces that can be designed in a number of different styles (English, Victorian, and so on). Currently, it’s popular to build them in the craftsman style. Because of their luxurious feel, these spaces will be some of the most expensive home additions and may cost up to $100,000.
